1 Will my tenant arrange an end of tenancy clean?
Your tenants are required to leave the property in the same condition as noted in the inventory check-in at the start of the tenancy.

2 Do I need to attend the check-out?
You do not need to be present for a check-out, however you might choose to be.

3 Who settles the utility bills?
Your tenants will need to settle any bills as part of their monthly responsibilities if they are long term tenants on an AST. However for a Short Term let or a Holiday Let, the costs of utilities are usually included in the rental price.

4 Do you take a security deposit on my behalf?
If your tenant is staying as part of an AST we will deposit 5 weeks of rental value into the DPS. For information on this scheme click here. If your tenant is staying as part of a Short Let or a Holiday Let, we will hold a security deposit on your behalf in our Client Account.

5 Why as a Landlord do I only have 10 days to propose deductions in the event of damages?
All deposit funds held by The Cotswold Letting Agency Assured Shorthold Tenancies (AST) are protected with DPS in line with the Housing Act 2004. This legislation requires The Cotswold Letting Agency or you as the Landlord to return any deposit funds not in dispute within 10 days of the tenant vacating the property.
