Tenant Fees and Membership Information. In accordance with the Tenant Fees Act 2019 and the Consumer Rights Act 2015, we are required to publish details of any permitted payments, our client money protection arrangements, and our membership of an approved redress scheme. Permitted payments before the tenancy starts:

  • Holding deposit: One week’s rent
  • Tenancy deposit: Five weeks’ rent where the annual rent is below £50,000, or six weeks’ rent where the annual rent is £50,000 or above

During the tenancy:

  • Rent, as agreed in the tenancy agreement
  • Payments for utilities, communication services, TV licence and council tax where applicable
  • Interest on late payment of rent at up to 3% above the Bank of England base rate, chargeable only when rent is more than 14 days overdue
  • Charges for the replacement of a lost key or security device
  • Charges for variation, assignment or novation of a tenancy agreement requested by the tenant, capped at £50 including VAT, or reasonable costs where these exceed £50
  • Charges associated with early termination of a tenancy when requested by the tenant
  • Prohibited Payments

We do not charge any fees that are prohibited under the Tenant Fees Act 2019. This means tenants will not be charged for Viewings / Referencing / Credit checks / Inventories / Check-in or check-out services / Tenancy renewals / Administration fees.
