General Information

Step 1 – As the owner of a property to rent on a long term basis (known as an Assured Shorthold Tenancy, see our letting terms for further information), your aim is to let your property for the best possible market rate.

Step 2 – Choose us as your agent. There is no better letting agent in The Cotswolds to entrust your property with. We offer in-depth local knowledge, total integrity, a strong portfolio of beautiful properties and most importantly we are friendly, approachable and extremely professional

Step 3 – Our first step will will always be to work with you to get your best return from your property. It may be that this is not necessarily an AST tenancy but also a Short Let or an exclusive Holiday Let (see our letting terms for further information)

Step 4 – Property Presentation. First impressions are everything! Making the presentation of your property critical to a successful let. Address any DIY jobs you have been putting off, add a fresh coat of paint where needed and declutter as much as possible. We have a fantastic photography team that will assist in presenting your property in it’s best light, but a little work beforehand goes a long way on the day. We will arrange for photography, a virtual tour and floor plans so it is presented in its best possible light.

Step 5 – Equally, whether it is an AST, a Short Term Let or a Holiday Let, you will need to prepare your property for those staying. We can guide on this, and if necessary arrange for a professional and comprehensive inventory prior to check-in.

Step 6 – Matching you to just the right tenants. To find your perfect tenant your property needs maximum exposure across multiple advertising platforms, nimble marketing and lightning fast response rates to queries. We pride ourselves on each of these

Step 7 – We will show any potential tenant around your property. We personally attend all viewings and unlike others we already know and understand your property beforehand. This knowledge will help us land you the perfect tenant, and helps us sort the wheat from the chaff

Step 8 – Receiving an Offer. We always discuss them with you, and on occasion will be happy to let you know why we feel something may, or may not, be suitable for you and the property

Step 9 – Accept an Offer. Once you have accepted an offer, we will always do the following:

  • Collect references from the tenants
  • Arrange signing of Tenancy Agreement
  • Collect moving in payment (first months rent + deposit)

For a fee with can also arrange on your behalf:

  • Carry out a check-in inventory
  • Organised Gas Safety certificate
  • The electrical safety certificate

Both the latter are legal requirements for renting out your property

Step 10 – Move-in. Upon completion of checks and receipt of rent and deposit, keys will be released to the tenant on the moving-in day.
